Why do I need to be pre-approved for a loan before I go see houses?
It is important to get your wallet in place before going shopping. You will have much more muscle when it comes time to negotiating an Offer to purchase a Portland or other metro area home you are interested in with your financing in already in place. How do I know I'm not over-paying for a home I want to buy?
We do a comparative market analysis on the home you are interested in before writing an Offer. This means we look at all the SOLD homes within a 1 to 3 mile radius that have sold within the past 6 months of like homes, same number of bedrooms, baths, lot size, etc. This gives us "Real World" prices or what homes in the subject neighborhood are actually selling for and not "Wishing Prices," what the active Sellers are wishing to get for their home currently for sale. "Real World" or SOLD homes tell us what price a willing and able Buyer and a motivated Seller agreed to purchase and sell a home for, referred to as a "Meeting of the Minds" or accepted Offer. Doing a market analysis gives us a better idea of market values or what price to offer on the home.

Can't I just look at the tax accessed value on the public tax record to determine what a home should be selling for?
No. In other states, this might be a way to determine a home's market value. In Oregon, the tax accessed value and market value, or what a home should sell for have no relationship whatsoever.

How do I know my Portland Lender will loan me the amount I have offered on a home?
Usually after the Home Inspection Contingency, the appraisal is ordered. The Appraiser works for your Lender and will determine, using various factors, what the home is actually worth. The appraisal is another protection ensuring you don't overpay for the Portland home you are purchasing.
